Poor Performance
KBE’s Preconstruction Services are focused on planning ahead and getting it right – well before shovel hits dirt. Which means schedules and budgets get met and the unexpected challenges that always arise in the field can be more easily managed and solved. We have provided our in-depth Preconstruction Services on numerous projects over the years, both as stand-alone service and as part of our role as Construction Manager and Design-Builder.
Our well-honed Preconstruction Services include:
Collaborative Work Processes
By engaging the entire team through the upfront planning process, KBE ensures a thorough, 360° review of the project by every expert on the team – owner, architect/engineer, and contractor. This collaborative approach means that we can provide continual input and feedback on the evolving design not just at formal design milestones but throughout the design phases.
Constructability Reviews
Our Preconstruction experts conduct detailed reviews of the design documents with the design team. Building Information Modeling is a key part of this review, helping to resolve potential conflicts of building systems and other issues prior to on-site construction.
Value Management Analysis
Our approach to Value Engineering is a highly efficient, effective, and collaborative process that consistently results in buildings that meet or exceed quality and performance goals. We provide Value Engineering recommendations with all construction estimates, along with initial cost, life-cycle costs schedule impacts of alternative materials, equipment and systems.
Project Scheduling
Understanding the impact of design decisions on cost and schedule is a key goal during Preconstruction. One of our first steps upon selection is to develop the Master Project Schedule, which is continually refined throughout Preconstruction as the design progresses.
Cost Estimating
KBE’s estimating experts provide both formal and informal cost estimates throughout this planning phase. Our Preconstruction experts are just a phone call away, ready to discuss the evolving design and the potential impact of design decisions on cost, schedule, and long-term operating budgets. This process helps streamline and speed the design process, further minimizes the potential for change in the field, and results in a high-quality project.
An Expert Team
Our highly experienced Preconstruction Team includes Certified Professional Estimators as well as LEED Accredited Specialists, and Specialists in Building Information Modeling (BIM), Mechanical/Electrical, and Sitework. Many of our team members have more than 25 years of trade/field installation, estimating, and project management experience.
KBE’s pre-construction efforts have served a critical role in planning and executing several projects within our portfolio, through detailed analyses that resulted in significant savings, to maintaining the vision originally contemplated by our ownership and design teams.
